On the weekend one of my agents reported an incredible turnout for an open house she was having. The numbers kept rolling through the door, and although she had been confident from the beginning that her marketing campaign was going to effectively source the buyer, the response affirmed that the property was correctly priced.
There are a few factors involved when listing a property for sale that affects the outcome for the seller, and can produce such strong results.
Not only was that agent presented with a contract on the day of the inspection, she had buyers waiting in the wings should the contract for any reason fall over.
The ultimate priority is to list the property in the correct price range.
The law in QLD states that agents must present potential sellers with a comparative market analysis, one that gives a credible indication of the value of the property based on similar properties in the area.
One of the greatest challenges faced by agents is explaining to vendors that their property may not be worth the price that they desire. One of our favorite sayings here at Laguna is that a “property is valued at what the market is willing to pay for it”.
Does your agent have an accurate idea of the value of your property?
A common mistake sellers make is to list the property with the agent who gives them the highest sale value. This is not necessarily good practice.
Do your research carefully when you decide to sell – speak to several agents who should be able to give you an accurate and comprehensive marketing campaign tailored to your budget. The agent you choose should be in tune with just how savvy buyers are
today…they know what represents true value for their money and are highly educated about the competition.

1. What is your background?
2. What training do you have?
3. What kind of marketing strategy can you offer me to reach thousands of potential buyers?
4 .Does your agency offer an inhouse photography service so my home is captured at it’s best?
5. Do you have the services of a professional copywriter behind you if needed?
6. What extra service can you offer me?
7. What can we do to increase our sale price on our property?
