We were delighted but not altogether surprised to peruse the top suburbs for QLD for future growth. So many of our local suburbs are right up there for returns and rental yields. Noosaville and Sunshine Beach are established favorites of the investors, other hot suburbs to watch are Doonan, Peregian Beach, Pereigian Springs, Sunrise Beach, Tewantin, Coolum, Marcoola, Pacific Paradise and Gympie. A lot of the research on choosing ‘hot spots’ is based on the sales history of the area – as well as planned infrastructure, available transport, and proximity to amenities.
There is another factor successful investors use which I describe as the ‘x’ factor – when looking at a prospective investment there may be other things happening in the near locality which will cause a spike in prices. The classic example of this is the Noosaville area around Weyba Rd and Gympie Tce – there are some fabulous boutique style café’s arriving and the new Aldi bringing fresh price growth into the area.
