Changes To Noosa Plan Have A Bearing On Property Values…
The
Noosa Plan was at the core of concerns raised by locals at the recent council
amalgamation, the objective to protect and preserve what makes Noosa such a
special unique place. The council recently announced it’s intent to make
changes to the plan, with calls for comment from the public and the changes
available for viewing either online or at the planning office in Tewantin. The
changes are intended to address the issues of housing affordability, usability,
support for small businesses and enterprises, whilst preserving our
environmental values. The proposals cover Granny Flats, Duplex blocks with the
possibility of a higher site coverage, Heritage sites, Group Housing, Small
dwelling units and mixed use development. Allowing more versatility for
residents will create opportunities for businesses to flourish perhaps by
easing budgetary stresses. Some of the leading demographers in the state are
indicating a major shift to smaller households needing smaller living spaces,
so the provision of small dwelling units is addressing a need. Increasing the
legal availability of granny flats is also a long overdue move – my emphasis
here is on the word legal because as a real estate agent I have seen my fair
share of unapproved extensions which have caused headaches for prospective
sellers. Obviously there is opportunity for value adding to existing
properties, both approved zoned residential/ businesses and residential. Duplex
sites over 800sqm are also under review – with the possibility of multiple
dwellings being built. Whilst the risk of over density over stressing our
environment is at the forefront of our concern, providing the housing to meet
the needs of the residents is equally as crucial. We
